  • We provide advice on preparing documents such as Architectural Codes, Signage Codes, Retail Codes, by-laws, Strata Management Statements and Community Management Statements.
  • We assist with mixed used developments to ensure that the potential friction caused by various uses within one site is thought out and able to be managed efficiently.
  • We prepare budgets to create estimated levies to support off the plan sales.
  • We have a strong team of consultants, companies and experts who we can refer to our developers to assist with site finance, off the plan sales, architecture, town planning, BASIX, engineering, legal advice.

WE PROVIDE THE FOLLOWING SERVICE LEADING UP TO PLAN REGISTRATION

6 MONTHS PRIOR TO REGISTRATION OF TITLE

Arrange insurance quotations through a broker, tender for key contracts such as building management, cleaning, gardening, finalise the budget for administrative and capital works fund, set up software such as Building link which facilitates and documents defect management.

UPON REGISTRATION OF THE STRATA PLAN

We hold the Inaugural General Meeting with the developer as the initial owner and set up the NSW strata hub requirements.

SETTLEMENT OF SALES AND HANDOVER

We arrange S184 certificates and co-ordinate pre settlement inspections in conjunction with the selling agent, we provide clients with welcome packs with information on things such as embedded networks for utilities, where to find their gas/electricity meters, rules for moving in, how garbage is to be dispose of etc.

1-3 MONTHS AFTER REGISTRATION

We hold the First Annual General Meeting and ensure that the building maintenance contracts are in place so that warranties are not voided
